Complete Design-Build Remodel of a Mixed-Use Townhouse featuring a custom kitchen remodel, three bathrooms, basement renovation, exposed beams, and bespoke cabinetry. 

Located in the heart of Williamsburg, Brooklyn, this townhouse renovation was one of our most layered and rewarding design-build projects. The goal was to completely transform an outdated property into a modern, functional, and visually cohesive home while also accommodating a mixed-use program that includes a commercial component.

The existing layout and structural conditions were limiting the home’s potential. Uneven floors, concealed ceiling beams, and poor circulation created both technical and aesthetic challenges.

The client envisioned a family-oriented townhouse with open shared spaces for daily living, private zones for children, and flexible rooms for study, yoga, and work. Our design focused on open flow, natural light, hidden doors, custom millwork, and a thoughtful balance of industrial, modern, and bohemian elements throughout the home.

The Challenge

The existing layout presented several challenges: uneven floors, concealed ceiling beams, limited natural light, poor circulation, and insufficient bathrooms. Our approach focused on unlocking the home’s full potential through structural clarity, intentional design, and long-term durability.

The Solution

We began with a complete structural and spatial assessment, followed by full floor leveling, ceiling beam restoration, and strategic wall removal. This allowed us to introduce:

  • An open-concept kitchen and living space
  • Custom millwork and hidden doors for clean architectural flow
  • Integrated lighting to highlight restored exposed beams
  • A cohesive palette blending Industrial, Modern, and Bohemian elements

Public, social areas lean industrial-modern, while private and secondary spaces introduce warmth through texture, color, and artisanal finishes.

Kitchen Renovation Details

The kitchen was relocated and redesigned to anchor the main living level, opening seamlessly into the dining and lounge areas.

Key Design Features:

  • Custom Cabinetry: We designed custom dark-stained Oak cabinetry to meet specific storage needs.
  • High-End Appliances: We selected premium brands to elevate performance, including a refrigerator, Gaggenau induction cooktop and wall ovens.
  • Finishes: The backsplash features Mosaic House tiles extended to the ceiling with Axor pot filler and faucet. Industrial blue/copper pendant lighting.

The result is a kitchen designed for daily use, entertaining, and long-term performance.


Bathroom Renovations (we went from 2 to 3 bathrooms)

To better serve the family, we reconfigured the layout to include three full bathrooms, each with its own character:

Primary Bathroom:

A clean, modern retreat with a walk-in shower, custom mosaic floor tile, wall-wash lighting, invisible drain, floating vanity, and Toto bidet toilet.

Secondary Bathroom:

A Bohemian-Modern mix featuring a blue palette, custom wall finishes, integrated tub niche, and tiled soaking tub.

Third Bathroom:

Originally very small. Every inch was optimized through in-wall solutions—including a recessed sink, storage niche, and concealed medicine cabinet—while carefully coordinating plumbing within a shared wall to preserve clean lines and elevate the overall design.

All three bathrooms were fully renovated with a focus on durability, comfort, and refined detailing.


Custom Cabinetry & Millwork

Bespoke millwork was designed for the kitchen, pantry, closets, library nook, pocket doors, and concealed storage throughout the townhouse. Dark-stained oak cabinetry and slatted wood details add depth while maximizing functionality and visual continuity.

Hidden and pocket doors allow private areas to disappear seamlessly into the architecture.
